Economic Reinvestment
Repositions underutilized assets and can generate new tax revenue for local jurisdictions.

Gamut develops and leases data centers for AI and cloud infrastructure. Our integrated approach brings together experience in design, delivery, entitlements, power procurement, and capital formation to create lasting value for customers, partners, and communities.
We believe the built world should serve beyond its walls — strengthening communities, contributing to cities, and supporting the infrastructure our lives increasingly depend on. That belief shapes every stage of our development process.
Gamut develops data center capacity ranging from 3 MW facilities serving disaggregated inference to 1 GW+ AI campuses through two complementary strategies: Adaptive Reuse and Ground-Up Development. Each approach is selected based on the site, power, market, customer need, and path to delivery.
Engineered for Speed.
Existing buildings can offer a faster path to data center capacity. Gamut draws on a proven track record of NAIOP award-winning adaptive reuse to identify assets with the right combination of location, structure, power potential, infrastructure, and entitlement pathway.
By combining on-site and bridge power, alongside utility service, we target delivery timelines of approximately 3 to 24 months, depending on project scale and power requirements.

Adaptive reuse can often locate new infrastructure within established industrial or commercial areas.

Adaptive reuse can benefit from existing industrial or commercial land-use designations and established development patterns.
Adaptive reuse can reduce embodied carbon by 40%+ versus comparable ground-up development.¹

Purpose-Built for Scale
Gamut’s principals have personally sourced more than 3 GW of data center pipeline and approximately 1,200 acres of data center development sites in prior roles. That experience gives us a practical understanding of the utilities, markets, and communities best positioned to support large-scale AI infrastructure.
For strategic customers and partners, Gamut provides a build-to-suit development service spanning site sourcing, power procurement, entitlements, design, and execution — creating a coordinated path from site identification through delivery.
Tell us your market, MW requirement, and timing.
Our experience spans industrial, office, residential, mixed-use, land development, and digital infrastructure. That breadth helps us understand how cities and assets evolve — where properties may be underutilized, how uses can change, and where new infrastructure can create value.
Gamut’s principals bring deep experience across design, entitlements, power procurement, investment, and capital formation. That breadth helps us identify challenges earlier, understand how decisions in one area affect another, and solve complex development problems more effectively. We consider community context during design, investment risk when shaping schedules and phasing, and delivery constraints early enough to inform entitlement strategy and project structure.
Gamut is being built for the AI era — not only in the infrastructure we develop, but in how we operate. We use AI across site screening, utility analysis, underwriting, entitlement research, design review, investment analysis, and capital formation — enabling a focused senior team to move faster while keeping judgment and relationships human.

We believe the built world should serve beyond its walls — strengthening communities, contributing to cities, and supporting the infrastructure our lives increasingly depend on.
We evaluate land use, surrounding context, infrastructure, and community considerations when selecting and designing sites.
We prioritize cooling approaches that reduce water use where technically appropriate.
Our projects can contribute new tax base, construction activity, and opportunities for local businesses and workers.
We work with customers and utilities to appropriately address the infrastructure needs associated with our projects.
We engage local officials and stakeholders early and communicate throughout development.
